It takes time, team building, fundraising, it takes years to continue to develop your current property and more. These 65 animals are gonna require care for the next decade and more. I'm just closing out my sanctuary of over 100 animals after 20 yrs.
Lee go slow, plan take your time, and consider your own personal limits to what is also comfortable for you. This will work you to exhaustion have a plan, for growth, for disaster, an exit strategy, and a plan for death with will and life insurance, to benefit animals and sanctuary. God Bless your work. ✌❤🙏

the only thing that will save humans is recognizing the value and sanctity of live other than our own species. unfortunately I don't think it will happen. people who understand this are too few.
there will have to be a reset of civilization. a tearing down and a rebuilding upon wisdom principles. similar to any personal rehabilitation.
humans won't change until they realize suffering is universal. "All life is suffering." it's probably happened before. we need to revert to an animistic philosophy typical of the traditional peoples.
however there is virtue and restorative pawer is just doing the right thing, as you have seen in your experience.

We will see a small rise in foreclosures in the next 2 years. Nothing like 15 years ago but there will be a bigger % of better deals incoming. That will be followed imo by a 10 – 20% rise from the peak price 10 years from now. So long holds and accumulate! Also, remember, it is ALWAYS a good time to buy. Why? There is always a deal. Always. Granted, atm, deals are more and more scarce. When looking for one deal, you are the market. Find your deal. FSBO, bring your own contract, know a title company, get title insurance.
You are the market, never forget that. The only thing that matters is purchase price. Heck, I bought a bunch of homes @ 21 – 27% interest rate and made a killing. Why? Purchase price and due diligence. Never generalize an entire market. That's only for the peeps buying a 100 homes a month. It effects us nothing. That's the media scare tactics while they buy up affordable homing. Good luck.
